Logic Logic provides Market Statistics summarizing the residential real estate market across the United States, by neighborhood, postal code, county, city, and metropolitan area. This data is available in the Market Stats API, the NeighborhoodMarketTrends SDK, and in Neighborhood Market Reports. The following Frequently Asked Questions cover the underlying data which is leveraged in all three of the mentioned products.

How reliable are your Market Trend Statistics?​

Local Logic’s Market Statistics API uses an aggregator of multiple MLS feeds as its data source. The data provider projects coverage for 99% of the population of the US, and has an extensive validation process. Local Logic adds its own validation and clean-up steps to the flow, ensuring that clients deal with maximal data quality.

What is your geographical coverage?​

We provide up-to-date market statistics in all 50 US states at 99% of the US population. Any known gaps are attributable to sales data for the 12 non-disclosure states where sales data is not made public. We also cannot track off-market sales and pocket listings as their data is not generally made public.

Our data source provides daily nationwide updates. Our data ingestion process ensures that these updates are processed, cleaned, and considered in our market statistics calculations on a daily basis. As such, our statistics can be expected to be up to date at the daily scale.

How far back does your historical data go?​

Local Logic’s Market Statistics include up to five full calendar years of history. We continuously refresh these records as our data source provides historical corrections, ensuring that past statistics remain as accurate and up to date as possible.

Corrections are reflected in our Market Statistics within 24 hours of being received from our data source. We always prioritize corrected records to ensure the most accurate results.

How are you handling properties listed on multiple MLS feeds?​

Our scientists have devised a flow that accurately detects such properties and deduplicates them while keeping a maximum of the available information. As such, they are not double-counted in our statistics and no valuable data is lost. Certain services may opt to double-count, inherently leading to higher listings numbers.
